Sale by Owner (FSBO):

If you are selling your home for sale by owner (FSBO), we are able to prepare all of the necessary documents from contract to closing. We are also able to prepare all of the loan documents if you are offering seller financing.

DEED PREPARATION: There are many reasons why you may need a new deed prepared. Several reasons include but are not limited to the following:

  • Deed removing spouse: Should you need to remove a spouse from a deed as a result of a divorce or for Estate Planning purposes, we can prepare this for you at a very reasonable fee.
  • Deed changing tenancy: For Estate Planning purposes we can change the ownership of your property from tenants by the entireties to tenants in common or from joint tenants to tenants in common.
  • Deed into your Trust: If you have created a trust and need to have property placed into your Trust, the attorneys at the Bald Law Firm, LLC can do this on your behalf.
  • Deed adding a family member: Should you wish to discuss adding a family member to your deed, the lawyers at the Bald Law Firm, LLC can advise you on the advantages and disadvantages of doing so.
  • Deed to reflect the death of one of the owners:
  • Deed pursuant to Last Will and Testament.   If you have inherited property and gone through probate and need an attorney to prepare a deed from the Personal Representative to the beneficiary, the lawyers at the Bald Law Firm, LLC can do so in a timely manner for a very fair fee.



Should you be applying for a building permit and need a certificate of title prepared, the attorneys at the Bald Law Firm, LLC can prepare this for you in a short period of time so as not to delay the approval process.



Should you need a new owner’s title insurance policy issued as a result of a recent transfer of ownership, the attorneys at the Bald Law Firm, LLC are able to issue since we are agents for the largest insurance company in the country.



If you are considering purchasing property and want to first verify the title and marketability of the property, our attorneys can prepare a title search and examination on your behalf.



We can prepare the contract of sale for you if you are the purchaser or seller.



Should you be offering seller financing and need a note and deed of trust or mortgage prepared, we can prepare these documents for you so that you have a recorded lien on the property.



Do you need a contract reviewed? The lawyers at the Bald Law Firm, LLC can review your contract and make sure there are no surprises or delays due to a misunderstanding between parties.   It is too late to ask questions or revise a contract after you have signed it.
